Survey says: what surveys reveal about your local real estate market

I'll admit it....I'm a sucker for all those surveys on Facebook.  No, not the ones asking "how redneck are you" or "which character are you on Orange is the New Black".  I'm talking about the surveys that reveal interesting little nuggets about the  towns and cities where we live, work, and play.  Recently my hometown of Richmond, VA has racked up all kinds of interesting kudos and feathers in its cap, such as:

 

RVA is...

  • One of the happiest cities in the United States 
  • The fourth fastest growing real estate markets in the country  (CNN Money, 2014)
  • A vibrant street art scene (who knew we had so many famous murals on the sides of buildings?)
  • The best place for budding entrepreneurs to launch start up companies
  • An endless playground for those who love the outdoors 

 

Some of these things I've known about for a long time; for example, the parks and trails surrounding the James River are always teeming with joggers, dogs, and paddle boarders.  However, the claim from CNN Money magazine that RVA is one of the ten hottest real estate markets in the US caught my attention.  It makes sense that with so many economic and educational opportunities in Richmond, and its success as a "happy" place to live, it's no wonder more people are looking to call Richmond home.

 

What's filling up your Facebook feed (or the front page of your newspaper) regarding your hometown?  I'm hoping the news for your neck of the woods is, as the song says, "happy."

I use surveys all the time, of course they have to be positive. In some cases surveys can contradict surveys so you wonder what parameters they are using. It threrfore becomes a case of spin and localized reality testing is important. Since most of my clients are investors living outside of Oklahoma stats like OKC being the 7th fastest growing metro area over i million is important and is the entry point, but then my own stats about low vacancy rate, rising rents, are even more important and is the call to action. The surveys lead them to water and the reality check makes them drink.

I saw some of those Richmond stats also recently.

Washington DC often makes the suveys, but not often ones that really speak well to the r.e. market.  Sure, 4 of the surrounding counties are among the top 10 in income in the US, which is great if you're relocating here from NY or SF.  An interesting one lately was our gender mismatch.  Very few single woman in town, which I guess means it's a very difficult dating scene.  Maybe I should send people down to Richmond, where the single people should, accordingly, be happy.

Survey says "ding ding ding" ... always wonder how many were polled, from where and also the way questions are phrased, the agenda can come out loud and clear. Make it black and blue not black and white helpful. Happy. It is an inside job.
