What are the top 3 Questions to Ask a Realtor Before Choosing to List With Them ?

   QuestionsWhat are the top three questions to ask a Realtor when deciding to list with them ?  Our interview process would focus on their experience and knowing that the past reflects the future, we would ask these questions and MLS printouts would verify these statistics:

 

   - How many price reductions do you average

                   per listing    ??

      (This will tell you if the Realtor is accurate in knowing

        the market or just giving you a list price you want to

         hear and will later ask for reductions.)

  - In the past year, what is your list to sale average ?

       (You can follow up with how this average compares to

         the average in the area as well. This number should

         be a minimum of 95% and/or exceed the average in

         the area.)

  -  How many expired listings have you had in the

       past 12 months ?

      This will tell you if Sir or Madam "Lists a Lot" but

      does not sell what they list.

 

              The answers to these questions will outline a history of sales for that agent and help you decide if this agent is the one that will be the best choice to be your listing agent.answers

I wonder if people know averages of things, this or that.  And would the listing to sale ratio always be 95-5?  Wouldn't the market be much different than that?

Well Jay...the numbers are easy to get....and should reflect the agent's sale history...Yes Conrad time in the business is important too....those of us who have been dues paying members for a long time know the value.  Yes Barb,...jealousy over the neighbors packing will get you nowhere....the right listing agent will !

Another good question would be to ask is "are you full-time or part-time"? I can't tell you how many times buyers and sellers have said to us that their previous Realtor was never available
