What are the top three questions to ask a Realtor when deciding to list with them ? Our interview process would focus on their experience and knowing that the past reflects the future, we would ask these questions and MLS printouts would verify these statistics:
- How many price reductions do you average
per listing ??
(This will tell you if the Realtor is accurate in knowing
the market or just giving you a list price you want to
hear and will later ask for reductions.)
- In the past year, what is your list to sale average ?
(You can follow up with how this average compares to
the average in the area as well. This number should
be a minimum of 95% and/or exceed the average in
- How many expired listings have you had in the
past 12 months ?
This will tell you if Sir or Madam "Lists a Lot" but
does not sell what they list.
The answers to these questions will outline a history of sales for that agent and help you decide if this agent is the one that will be the best choice to be your listing agent.
