 accepted offer There are many great shiny signs of the recovering market dotting the landscape....popping around MLS...active with offer, SOLD..it gives Realtors and Sellers a warm fuzzy feeling that was absent for a while during the downturn of the market. Equity is returning....and the applause is heard throughout many neighborhoods. 

     Asking and over asking offers are once again part of the real estate process.  What the recovery does NOT mean is that you take every invested dollar and add equity and get a sale price.   It does not mean that you need not...paint, update, clean and polish...Shiny pennies as we call them...are always going to popular in every rShiney Pennieseal estate market.

   It might be that the features that were of importance to you as a seller...and to many buyers are not the same. The buyers wanted a finished lower level and the Seller elected new carpeting and paint as way to make their property shine. What one Buyer or Seller may view as an improvement another may see as regular maintenance or what they expected to find in a home in a specific location and price range.

  waiting  If an experienced, successful Realtor does a market study and tells you a list price that is not what you had in mind..."waiting for the market to come back" can mean an appreciation of 1-2% per year...while the roof, mechanicals, appliances etc. get older....Weigh the reality of the marketplace against your wishes for a price that could take years to achieve. It may not be worth the wait.

Those maintenance items can add up and rob you of your profit. Each seller's reason for selling varies....you have to live somewhere.... knowing when to sell and move is always a question we need to think through!
