The New Rumor...Another ActiveRain-Trulia Takeover By Zillow

It seems like we get past one rumor that turned out to be true and yet we've survived despite all the apprehensions only to have another rumor gaining foothold.  I don't want to perpetuate a rumor, but it's out there and being talked about by rather reputable sources.  I also have to admit that I'm less positive about this rumor, but as Marc Davison of 1000watt closed out his email/article these words make a lot of sense to me:

The rumor apparently is that Zillow has its eye on Trulia which as we all know has ActiveRain neatly tucked under its umbrella.  Staying positive, I think what we (AR Members and Realtors) need to do is consider the opportunities that are at our disposal now and moving forward.  Instead of wasting time complaining and feeding the fear factor.  After reading a few articles about this I'm less intimidated by the idea of being under the Zillow presence.  Don't get me wrong I don't like Zillow for all the reasons we hear about; inaccurate out of date data are at the top of the list.  And I'd much prefer we were an independent ActiveRain, however, as Marc Davison has suggested; lets not dwell on the negative and look for the Silver Linings.  I do think we should keep blogging and promoting ourselves as the experts in our field, our area!

If this does come to pass I'm asking myself; Will this help or hurt our business and the public's perception of Realtors? Will this help or hurt AR members?  Will this benefit the public, our customers and clients?  Will this allow us, Realtors, the opportunity to show what Zillow is and who's the real Real Estate expert?  Hopefully the consumer will see where Zillow's role ends and the Realtors begins.

I've made this post public because I feel the public should know and understand Zillow's function, selling ad space, referrals and dumping huge amounts of data into public view with very little or no accountability for accuracy while Realtors function differently.  Realtors are accountable for accurate information and interface directly with customers representing the customers/clients best interest.

David-definitely going to stay positive about it and look for ways to benefit me, my business and clients as well.

Jon-my only tie to Trulia (other than the obvious) or Zillow is the syndication from our MLS, so now they do receive accurate information and they pay our board for it where as before they took the information for free and sold Realtors back their own leads and had no accountability.  Otherwise I don't pay T & Z anything for ads or referrals.  And I agree that AR is most likely a small blip to them, but ActiveRain is my blip that I care about and feel in some part have helped to build just like you and other members.  I agree that there will be benefits so I'm not complaining...just looking for the positive in all of it and going with that flow.

Noah-maybe that "if" isn't so big.  AR represents around 250K-300K Realtors, Mortgage Professionals, Home Inspectors, Home Stagers and more, so I can understand the attraction we have to be absorbed by Trulia and Zillow.

Nick:  How I feel will not impede or hasten what Zillow and Trulia do. I can only react to their actions after the fact, if action is indeed warranted.  Until I know what to get upset about .. or if I should get upset at all ... I continue doing what I have.  Post and comment ...

Nick I have heard that rumor as well, and it does not sound like a positive thing to me if it happens.

Nick, nice post and time will tell if this comes to fruition. We as Realtors, will survive and continue to grow either way.  The real test is how well we as a collective group continue to build upon integrity.  The if, in my opinion, is showing respect for our industry and our personal business.

Umm Zillow and Trullia buy their MLS feeds from every board in the country, they generate leads albeit weak at best and sell them back to 2 to 5 Realtors in each board. Now if every Realtor said no to these feeds then these companies would dry up and all that would be left is Realtors and FSBO. Once Zillow gets the public to realize they are the biggest and the public can use them much like Charles Schwab did with the stock brokers then they will began to take a larger peice of the pie. Realtors like travel agents will not completely go away but there will be reduced to eating scraps at the Zillow Table and they have no one to blame but themselves.

Hi Nick: I just posted a blog today about Zillow. This is getting frustrating. They can't run our business. They don't have the right to misrepresent the professionals who don't kowtow to their paid advertisements or premium membership.

It seems that it is going to happen. That's the way the world plays and these guys are big players.. we will all be trying to make the best of any situation for ourselves and that's exactly what they are doing too...

Yes, it does seem all wrapped up and I for one will do my best to move in a positive direction with this.  Apparently Zillow knows that bad wrap it has gotten for outdated, inaccurate info and will most likely address those issues. We may or may not agree with this new change, but complaining will do no good...turn it into a positive!!!

I just saw a Zillow advertisement claiming "Zillow has 465 listings" then provided the list without contact info or addresses.  I think we know that Zillow does not have a single listing and we all know what Zillow does with the leads generated at sites like that....agents pay a referral fee if they want the lead!  Misleading at best.  What I hope is that the consumer sees where Zillows role ends and the Realtors role begins.  Anyway, I'm still taking a positive approach and have my own thoughts about turning this whole Zillow thing into a positive
