Princeville Kauai condo/house update for Jul 20th to Jul 26th

There was quite a bit of activity across the board this past week, in both homes and condos. Nice to see something happening! Today, statistically, we are at 65 sales as we heard towards the target number of 95. Hopefully, all this activity will help us in beating that number. Take a look:

New Listings:

Ka’iuani 72, which was listed before from 2/08 to 4/08 for $1.295M and again from 12/10 to 1/12 for $890K, is now back on the market priced at $879,900. The prior sale was from the developer in 4/07 for $857,270.

Pali Ke Kua 5 returns to the market this week priced at $549K. This two bedroom mountain view condo sold previously for $500K in 10/04. It was last listed for $525K from 6/13 to 9/13.

Also returning is Hanalei Bay View 13 with a list price of $750K. This free standing condo last sold for $235K in 5/99 and was listed previously from 9/08 to 5/09 for $895K after which it was withdrawn.

Back on the Market:

Hanalei Bay Resort 5207/08 returned to the market still priced at $685K after expiring this week. The condo sold as a bank REO in 7/10 for $483,280.

Contingent:

Puamana 10A was priced at $425K as it went into escrow this week after 99 market days. This is exactly what the seller paid for this unit in 11/13. Mauna Kai 9A took only 13 days to find a buyer with a list price of $439K. The prior sale was for $315K in 10/10.

Sales:

Kamahana 29, a successful vacation rental priced at $399K sold for $372K. It was previously purchased for $$78K in 7/05. Ocean view Pali Ke Kua 109 was listed for $645K and sold for $620K cash. It only took 24 days to find a buyer. This condo was bought for $621,400 in 12/03. One of the developer’s few remaining Nihilani units, 12B, sold for the asking price of $675K.

Price Changes:

Villas on the Prince 17 went from $715K to $697,500. The prior sale was for $575K in 1/03. Mauna Kai F23 reduced $45K, going from $495K to $450K. It sold for $570K in 12/06.

Plantation 1622 increased from $499K to $539K after 390 market days. It sold previously for $399,901 in 8/12 as a bank owned property. Plantation 1022 just sold in 6/14 for $589K. It reduced this week from $599K to $589K. No idea why it is back on the market having just sold. Now on to your Princeville Kauai home update:

4254 Waileia Place is now listed for $888K after selling for $500K in 8/02. 4181 Kamalani Lane is a new listing priced at $1.095M. It was last purchased for $553K in 7/00. The home was built in 1987.

Back on the Market:

4120 Nalani returned to the market after expiring. This home was purchased for $700K in 8/08 and is priced at $899K.

Contingent:

Short sale 3821 Haulani Place had another price reduction to $599K down from $635K after which it went into escrow this week. It last sold for $800K in 5/06. 4266 Waileia Place is back in escrow priced at $859K. The last sales price for this home was $589K in 3/03.

Expired:

4066 Kaahumanu expired while priced at $1.150M. The prior sale was for land in 6/04 for $450K.

Temporarily Withdrawn:

4074 Nalani with a list price of $698K has been withdrawn after only 17 market days. The last sale of this property was in 1/86 for the land for a price of $38,500. The home was built in 87.

Price Changes:

5340 Honoiki went from $1.295K down to $1.199M. The prior sale price was $500K in 5/01. 5275 Honoiki has been on the market 246 days, and this week it made a price adjustment of $5K, going from $875K to $870K. This home was purchased for $385K in 7/98. As noted under contingent, 3821 Haulani reduced to $599K.

After 50 market days, 3670 Albert reduced from $1.2M to $1.175M. This home was purchased for $1.125M in 1/07. 4165 Liholiho reduced from $1.295K to $1.1995M. The last sale of this home was for $1.050M in 7/11.

Buyers keep hearing – as do I – about the many great loans that are out there. Recently, I was hoping to convert a condo tenant to a property owner and found 100% financing for them. While they qualified, the property, unfortunately, did not.

There are many ins and outs to obtaining financing for your intended purchase. When it comes to condos, many condo buyers don’t realize that to obtain the preferred interest rates and points, condos have to meet certain guidelines set by Fannie Mae, Freddie Mac, FHA, or VA. Even if you are an owner occupant your condo has to “qualify.” And if you’re an investor, it’s a whole different ballgame.

I’m not saying you can’t get a loan but I am saying you need to explore your financial options before jumping into the real estate game. If you’re thinking of a making a purchase and have not yet seen your lender, I strongly encourage you to do so. My second recommendation is that you contact a local lender. If you need help with finding a lender, please let me know as I can refer your to several.

Remember, preparation is half the battle. Don’t miss a good opportunity because your financing was not in order.
