Shopping for a Realtor®, Don't Get Stuck in the Bargain Basement!

By
Real Estate Broker/Owner with Don Sabinske, Sabinske & Associates Inc. 539MN

As a former arbitration judge for the Minnesota Association of Realtors Ethics and Arbitration panel, I have heard a myriad of stories related to "BAD" or ineffective Realtors®.  It is imperative you choose your Realtor® as carefully as you would your next home.

From my first real estate transactions in my early twenties to today, you learn from experience every single day.  Profit from my experience!

SHOPPING FOR A REALTOR

Four questions to ask:
1.  Are you full time or do you just dabble in Real Estate?

One cannot stress enough the importance of choosing your professionals carefully.  Just as you wouldn't seek guidance from an inexperienced/part-time attorney or doctor, you need and experienced professional in your corner  to assist, guide and protect you.

2. References

Utilizing the internet and Google to research prospective Realtors® or talking with friends and family who have had a positive experience is a great place to start.  There are plenty of agents doing one or two transactions or less a year.  You cannot, by any measure, be good at anything unless it is highly repetitive.

When researching be cautious when you see words like: ethics, honesty and integrity describing an agent.  As a Real Estate BROKER and member of the Minnesota Association of Realtors, these words are the baseline of our code of ethics, they are the MINIMUM standard.

At Sabinske and Associates our clients understand the risk and complexity involved in any Real Estate transaction.  We council from the Chief Operating Officer for the Minnesota Association of Realtors, local and national news media, (WCCO, CBS)  to the first home buyer.

3.  Communication
Does the Realtor answer the phone during normal business hours/return calls timely?

4.  Cost
What is the TOTAL cost not just a percentage or flat sale rate, ask for all costs, admin, broker etc.

As a BROKER with hundreds of homes sold, our clients are in the best of hands.

Give us a call, you will be glad you did.

And by the way, we never charge any admin/ Broker fees to our clients which is NOT the norm in the industry! $$$

TESTIMONIAL:

Don, it was a pleasure having lunch with you today.  Your knowledge of Real Estate and the steps required to do it well were impressive and reminded me of why I love to represent people like you.  Thanks for the time and knowledge sharing.

GLEN DORFMAN, CHIEF OPERATING OFFICER, COO, MINNESOTA ASSOCIATION OF REALTORS (RET).

Don has sold and helped us buy two houses. If I were to describe him in one sentence, it would be that "he is the consummate professional that can effectively help his clients navigate the challenging waters encountered when buying and selling real estate in today's complex market". Don's experience, and sincere desire to do what's best for his clients, helped us save money on both ends of the two transactions where he was our agent. I would highly recommend his work and results oriented approach to representing his clients.

If you ask for no frills, you get no frills....no marketing, no screening for qualified buyers, no nothing.

You know, I think when you hire an agent from a small to medium firm you get the best service.  Hands on brokers who are still in the trenches know what's going on and that's important to buyers.

I agree with Tammy.  And, knowing how you handled three of my land sales, I know that you are the expert!

We do our best here to give the best service around.  And, you are right, Tammy, a smaller brokerage with a broker actually involved gives service, that I believe, is superior to the big box brokerages with managing brokers.

Don, you're the only agent I'd trust my referrals to in the Zimmerman area. Your level of expertise and service are top notch!

Great words of advice...I like the bargain basement theme, too, Don.  We are so much better, and we are still a bargain!

Don:  I see much the same issues with the choosing of a Lender.  I once read that the average time spent putting together home financing was less than 5.5 hours ... yet stop and think about all the complaints heard.  Sometimes you get what in measure with what you put into something ... the choosing of agents, lenders definitely comes to mind ...

GREAT post ... GREAT advice.  Suggested!

Experience is a must when finding an agent. You have enough experience for a lifetime already, Don. Sabinske & Associates would be my go to office in the Zimmerman and Albertville areas. Nice post.

We don't charge any additional/junk fees as well. But when I worked with big box companies we were required to. But the clients don't notice those fees till they are in escrow and it is too late.
