Look for circumstances that create opportunities


Today's real estate market in south Florida is hot, just like our summer weather. Prices for condominiums and single family homes have been climbing unabated for months. Inventory levels continue to decrease and well qualified buyers can become frustrated by the lack of choice.

But do not despair as there are opportunities out there; you just need to know how to find them. A very clear description of what you are looking for is critical as is teaming with a broker who is able to provide recommendations in a timely manner. Then, it is all about patience. Identifying opportunities that are created by unique circumstances and then using negotiation techniques to take advantage of those circumstances is what makes this business so much fun.



Today I am sitting at an inspection of the house shown above which is a perfect example. The client knew what they wanted in a home, through investigation we found a home with unique circumstances and then acted to take advantage of them. We were able to utilize a great negotiation tactic we call 'north to Alaska" which can't be brought out of the trick bag too often but when we do it's a winner. In the end my client was able to save about 20% off the list price of the home saving them a significant amount of money. We also feel that by getting active our client can help change one of the "circumstances" that added value which will bring them immediate equity in the property.

So if you are looking for the perfect Florida home do not despair, Put together a game plan and the right team to execute the plan. Think outside the box. Then be prepared to pounce when the right opportunity comes along. Always interesting, always fun.

Great post. It's important that people "stay motivated," and keep looking. Of course, we've been telling buyers for awhile that they might want to get off the fence because everything is cyclical and if you wait too long you'll eventually regret it. As in anything in life, sometimes folks listen and sometimes they don't.
