Trustee Sale Basics - AZDRE APPROVED (C2050) 3 HOURS GENERAL CREDIT
August 13th, 2014 9am-Noon. Mesa, Arizona

The student will learn the fundamentals of Trustee Sales to serve their clients with an additional buying source, how to fully educate and protect them through this process just as in, or more, a traditional transaction. Emphasized in this course will be funding sources, disclosure and inspection matters as well as investment exit strategies.

  • Becoming Your Clients’ Hero

The student will be introduced to non-traditional sources of properties for their client.

  • Creating a Market Niche

The student will learn how to use Trustee Sales as an additional source of inventory for their clients, both investor and those searching for a primary residence.

  • Why Trustee Sales

The student will learn how and why and under what circumstances this purchasing source  can be more beneficial to their clients.

  • Auction Theory

The student will learn to communicate the fundamentals of the Trustee Sale bidding and purchasing process – keeping their clients “in the know”.

  • Exit Strategies

The student will be presented with various “Exit Strategy” case studies and how to present them to their clients, emphasising the need to seek their own private councel on what is best for them.

  • Hard Money

The student will learn the basic differences between “Hard” and “Private” money, how these financial sources are used in the Trustee Sale process and the role of the client in securing funding.

  • The Psychology of Bidding

The student will learn to prepare their clients with the “Attitude For Success” necessary to be successful at Trustee Sale.

  • Property Inspections

The student will learn how to protect their Trustee Sale client with property inspections.

  • Pre/Post Auction Due Diligence

The student will what needs to be done before and after the sale in order top best protect the client’s interest, we as the differences between an auction purchase and a traditional transaction.

  • Title 33 810

The student will learn important provisions of Title 33 810 addressing Sales and Postponements.

  • Title 33 811

The student will learn the important tenents of Title 33 811, becoming familiar with the payment process required at Trustee Sale and to communicate this immediately to the client.

  • SS / REO / Trustee Sale

The student will learn the difference between Short Sales, Bank Owned and Trustee Sale Properties, from the perspective of procedure and effective ways of communicating these differences to the client.

  • Examples

The student will be shown case studies of Trustee Sale success and failures to present to their clients as examples of risk factors.

  • Responsibilities and Duties to
    Your Client
The student will learn the similarities and differences between your duties to the buyer in a normal sales vs a Trustee Sale.
  • Disclosures
The student will learn the necessary disclosure issues in a Trustee Sale with the client’s ultimate protection in mind.
