A home staging tip that is worth repeating is this: remove pictures from the walls when you are selling your home. Whether in MLS photography or in person, blank walls always look better than walls with the wrong size pictures, the wrong number of pictures, the wrong type of pictures, or pictures that are hung at the wrong height.

Wrong size 

Pictures should be removed from the walls because they are either too big or, (more often), too small. When looking at MLS photos, buyers often see a big wall with an itty bitty picture which looks ridiculous. That's because it isn't easy to get the size right. Don't worry about it--just take the picture off the wall.

Wrong number

Removing pictures from the walls is especially important if there are too few or too many. Cluttered walls are just as bad as cluttered rooms, so take down the pictures. A wall with too few pictures is even worse: it looks like a transient lives there and hasn't had time to decorate.

Wrong type

Family portraits are definitely the wrong type of picture to have on a wall in a home you are selling. For everyone's sake, remove them from the walls. Religious pictures are also better off packed away. In order to attract the most buyers, it's a good idea to remove the wrong type of pictures from your walls before the house is listed.

Wrong height

Judging from the height of most peoples' pictures, most of us either don't own a measuring tape, or don't have a clue about what height a picture should be hung on a wall. This post isn't about how to hang pictures, or how high or low to hang them, (that's an entire topic on its own), so suffice it to say that, if you aren't sure whether your pictures are hung at the optimum height, just take them down and pack them up for your move.

EXCELLENT advice for sellers.....even those not selling!  A home staging consult will address this issue for any homeowners who aren't sure what size or how many!

Janelle- I was in a model home recently and they should read this.  For example, the powder room had a picture that was so overwhelming you didn't even want to go in to look at anything else.

Good tips, ones homeowners often neglect. Especially regarding familiy photo's - I always advise they put those away as potential buyers would prefer to visualize themselves in the space rather than feel like they're intruding on someone else's.

Just had a sale of two properties... one a lake front home and lots of images of the kids water skiing, camp fires, cooking smores. And sunsets like no other, a moose swimming by and loons from a kayak paddle ride with a camera. The buyers bought because of the images that captures the what is it like living at the lake. Lake life fun, not just the four walls and a roof. People using the plac, enjoying it, not just an empty place like a nuclear attack hit. Everyone scattered/

Save reason from another farm buyer with the images of new born calves, the horses in the field with grand daughter riding on in a show, jumping. The buyer wants to have his family have the same experience living on a farm. The images showed just that... in kodak time goes by fashion. We weave them into our videos too! Would not advise always as an absolute to clear the walls, swap the deck sure. But careful with absolute, black and white no gray area exceptions.
