When the owners of this home in Eagles Pointe called me to sell their home spring market coming fast.
As they listed, so did everyone else.
To make things even more complicated as with every spring market those that must relocate or sell, drop their prices as the home lingers unsold.
That does not help homeowners who bought only a few years ago.
To even further complicate things, the builder is still selling in the same neighborhood. When this happens sellers find themselves having to compete with ever changing builder incentives. But the home we had listed was in awesome condition, had everything that everyone wants. Stainless appliances, hardwood floors, high ceilings, neutral decor throughout, four bedrooms and three and half baths, deck, fenced yard and a full finished walkout basement. The sellers were willing to pay closing costs for a military buyer since they were military and understood that VA Buyers buy with zero down financing and virtually zero out of pocket.
GOAL MET!
It took a little longer than I like and we did have to do a small price reduction but in the end the home SOLD and the sellers were thrilled. They had two offers to choose from. They selected the right buyer since closing successfully happened today. Plus, the house right next door still goes unsold. That is a great reminder to them, anyone can list a home for sale. However if you want to sell your home, and head to a successful closing. It takes a lot to get the settlement table these days. We may it look easy, however remember you have a Buyers Agent, a Listing Agent, the buyers lender, the title company and then all the inspections along the way.
