Home Inspectors, Buyer-Seller “Issues” , Real Costs and Caveats (1)

While reviewing a Seller’s bungalow built here in Asheville in the 1900s the Home Inspector discovered a number of “issues”. Now, as you know, “issues”(as per the list that follows in Part 2)  can be of concern. Depending on the objectives of the Sellers and their potential Buyers, this is a situation thoughtfully to be considered.

Reasonable Prices and Real Costs – and Good Questions: To keep their expenses to a minimum, are Sellers interested only in a cosmetic update? Are Buyers interested in a “bargain price”  knowing that there is lots of work to be done? Would Buyers plan to live in the home as they remodeled it?  Would Buyers need to plan for a total “Gut-Rehab” ?

Seller’s Cosmetic Fix: The Sellers who choose to put in less than $3,000 in a cosmetic update may have read online that Buyers, seeing granite countertops, and stainless steel appliances, and a new coat of paint simply will “fall in love” and be swayed to move right in.

Buyer’s Real Costs: Would the potential Buyers realize the serious expenses, time, and energy involved in Up-Fitting an older home?  Would they figure into their spending plan another  $ 50,000 to 100,000 in addition to a “very reasonable” listing price?

Would they sit down to talk with local experts rather relying on data from an online source?
