The Value of an HVAC Inspection - Time for That Furnace to be Replaced

 

A home inspection is essential, and sometimes additional inspections are important.

 

A recent home inspector recommended an HVAC evaluation because of concerns about the furnace in a Carlsbad condo.

 

The HVAC company did an inspection (quickly, I might add), and recommended that the furnace be replaced.

 

The old Premier furnaceSeems the current furnace was a Premier, which was a model that was discontinued some years ago because of fire hazards (do a Google search for Premir furnaces and you'll see what I mean).

 

There was even a recall, and the company that manufactured them went out of business (they come under different names, this one was an Amana). Tne HVAC company refused to do any work on the unit because of potential liability issues, and strongly recommended replacement.

 

The buyer's concern, with the HVAC report and a request for replacement or a credit, was presented and readily agreed to by the seller, who likely had no clue. This was worth about $3000 to the new homeowner.

 

The old furnace was just removed and the new one installed. The new owner has peace of mind!

Jeff - That is quite a hazard, glad to hear that the unit was replaced. There has got to be some great peace of mind with the new unit.

Hi Jeff, The HVAC inspection today is really critical. So many of the furnaces and air conditioners are so old and they need replaced.

Jeff, for many buyers that solution is not an easy one especially with the sellers that think they have already given away too much money

Sybil - it was a win for the buyer for sure

Tom - it was a deal breaker

William - I am often reccommending, as do the inspectors, an HVAC evaluation becuase of potential problems. I find alot of homeowners do not have regular maintenance

Lenn - well the choise was replace/credit or no deal

Ed - true. But they would have had to disclose this banned model to the next buyer so it was worth it to bite the bullet and do the right thing

I'm seeing more and more HVAC service requests a part of home inspection addendums.  But when in doubt about the actual health of the system, get an HVAC person in there.

It's clear there are essential in some cases. And what is scary is hat many homeowners are not aware there is a problem with their furnace, or AC.
