Home Tips You Can Use To Add Value To Your Home For Sale Part 1

Ready to list your home for sale?  Need a few tips that will help to sell your home faster and for more Home tips you can use to add value to your home for salemoney?  Here are a few home tips to help your home make a better impression to potential buyers.

Of course you may call or email me first and I'll be glad to evaluate your home for the tips that best meet your needs.  I can help you save money by spending it where it's needed and will give you the most bang for the buck.  Not ready to make that call yet...here's a list of home tips that will get you on your way.

Home Tips That Add Value To Your Home

1.  Although a buyer will most likely hire their own home inspector it's a good idea for you the seller to hire one prior to listing that will point out areas of concern for you to address before your home goes on the market...giving a buyer less things to pick apart. 

2.  Paint walls a neutral, modern color...taupe and gray tones work well.  Remove all wall paper!  In my opinion all wallpaper should be removed as it is usually a very personal choice and you want to appeal to the broadest market.

3.  Since many buyers are requesting copies of past utility bills, a great idea is to have them at hand for the buyer, but also consider ordering a home energy audit.  Most utility companies offer this service and it gives you the opportunity to be proactive and address any issues ahead of time.

4.  Getting buyers through the front door can be the first make or break link in the process.  Make sure your home has GREAT curb appeal!  Clean up the yard, new mulch, trim bushes and paint that front door an inviting color.  When you think about it a potential buyer will spend some time at the front entrance waiting on their Realtor to unlock doors and let them in.  Help your home to make a first great impression by making it look its best!

 5.  In my opinion, one of the biggest aesthetic "bangs for the buck" is removing pop-corn textured ceilings.  This will definitely make an impression on a potential buyer, adding value to your home.  If this is something you want to do on your own make sure that the texture material is not made with asbestos which was common or at least a possibility until the late 70's.  If your home was built before this you should hire a licensed professional with asbestos removal experience.

 These few tips will give you lots to think about and get you started on preparing your home to look its best....being the best value on the block!

Removing popcorn ceiling, especially one containing asbestos, isn't exactly cheap. This MSN article suggests $3,000 to $5,000 for a 15 to 20 square foot room. In the Seattle area popcorn ceilings are more likely found in less expensive homes. For a three-bed 1972 home worth $350,000 it may cost the owner $15,000 or more to remove all popcorn ceilings. Add to the cost the need to be out of the room or home while the work is being done and you understand why most home owners hesitate to undertake this operation.

Thank you all very much for your comments.  I'll be by your individual blogs to say hello and also leave a comment.  I do want to address one comment left by Gerhard, #16.  I couldn't find that MSN article and I would tend to agree that if asbestos is involved then the removal cost is going to be more expensive. However, having my own painting business in the past and a DYI, I can tell you that those prices sound out of line for a normal non-asbestos material.  A home owner can save lots of money by doing it themselves.  It will take longer and the DYI will need some patience, but it can be well worth it in the end.

Nick  I aleays recommend a home inspector by the owner before marketing.  The "popcorn" ceiling could be too expensive for many sellers  I "liked" it

Boy isn't that true about the popcorn ceiling.  Absolutely no one wants to deal with that when purchasing a new home.  It can be a deal breaker for many buyers.  You pointed out some issues we don't usually see. Good job!

Hi Nick, I do not like pop-corn textured ceilings. We had them in a condo we purchased as an investment, fixed the ceiling a few times, and finally had it removed. expensive yes, but helped when we sold the condo.

Hi Nick,

You have  some great points!!!  I spent nearly 10 years flipping homes and now specialize in getting homes ready to sell in the Seattle market so I understand the value in small repairs before listing.I would add though that since real estate brokers like to give their two cents and in some cases our advise if free is would be best to consult a qualified real estate broker before wasting any of your own money on these types of efforts.

I would have to agree with fellow Seattle broker Gerhard Ade on his points about popcorn celings. Yes these popcorn ceilings do date a house to the 1970's, but what if that house acutally has absestos, you don't want to ask your sellers to remove it do you. Abatement usually starts at around $55 dollars per man hour. While I think Gerhard Ade's claims of 3k-5k for a 200sqft room, i nwhich he citied an MSN article, are exaggerated it is a liablitly issue to ask clients to do this type of work.

In truth I am just not sure that in most real estate markets you are going to see a positive return on your money for scraping popcorn celings. Though it depends on the location, market, home and many other factors again it is best to consult a real estate professional that understands value.
