Home Tips To Add Value To Your Home Part 2
This is a follow up to an earlier post: Home Tips You Can Use To Add Value To Your Home For Sale Part 1. There are so many things that can be done to make your home stand out from the crowd some can be costly, but others can be addressed with only a little elbow grease.
1. One of the easiest and least expensive things you can do to improve your Madison or
Huntsville Alabama homes presentation to a potential buyer is...clean! In part 1, I briefly talked about cleaning up the landscaping and helping your home's curb appeal by making a great first impression and getting people through the front door . That goes double for your home's interior! Clean, clean and then clean some more! You want to leave the potential buyers with the impression that the home has been well maintained and cared for. "De-clutter and De-personalize" is still the mantra. If you find that you have too many things to hide in the house then consider leasing a storage unit. THINK MODEL HOME!!! They don't look like that by accident.
2. If you have hardwood floors hiding under old worn out carpeting, consider removing the carpet to expose your hardwoods. Refinishing the floors yourself would definitely save you money, however the money would be well spent bringing them back to life with the help of a professional (who would do a better and quicker job anyway). There are also quick fix options that would be less expensive, but still make your floors attractive to buyers. In my area of Madison and Huntsville Alabama many buyers prefer hardwood floors and is much more common in new construction.
3. Another great tip upgrading the look of your home is to replace light fixtures, both on the inside and out. Lighting just like choosing the right paint can set a mood, be task specific and give your home's interior a more modern look. Exterior lighting can be used as a safety measure or to accentuate features of your home like a long driveway or an interesting entrance.
4. Is it time for a new roof? Here in Northern Alabama we are used to storms that produce hail, high winds or tornadoes and homes here can sometimes take a weather beating. If you live in storm-prone areas why not have your roof inspected for hail or wind damage? Often a roofing contractor will inspect your roof for free and if it turns out that you do have damage then contact your homeowners insurance company for possible repair or replacement. Having a new roof might not increase your home's sales price, however a roof in poor or neglected condition will tend to lower your home's value.
5. This last tip I'll leave you with could be fit into the curb appeal of a home and that is pressure washing. You'll be amazed at what pressure washing your driveway will do to sharpen up the look of your home exterior. This is a project that most homeowners can do easily. If your house siding is dirty, or has mold, mildew or algae growth on the north sides you might consider a quick cleaning with the pressure washer. Your deck might also be in need of a good cleaning, but be cautious because with pressure washing your house or wood deck as you don't want water infiltration into your home or behind siding and wood can easily be damaged or splintered because of too high of a pressure.
