WIND TURBINES - ARE THEY AFFECTING PROPERTY VALUES ON WOLFE ISLAND?

By
Real Estate Agent with Sotheby's International Realty Canada - Brokerage

Wolfe Island is the largest island in the world famous 1000 Islands and can be found where Lake Ontario ends and the St. Lawrence River begins its flow to the Atlantic.  Accessible 12 months of the year, Wolfe Island can be reached by ferry from both Canada and the United States.

The island is about 18 miles long, with its width varying from around 5.5 miles to a few hundred yards at some points; it has an area of approximately 48 square miles. The resident population is approximately 1400 people.

There are now 86 WIND TURBINES on the island which have been in commercial operation since June 2009.

This is currently the 2nd largest turbine project in all of Canada and is situated on the western portion of the island!  The project is expected to generate approximately 594 gigawatt-hours of renewable power annually; enough to supply about 75,000 average households.

As of November 2012, Canada's installed capacity was providing 2.3 percent of Canada's current electricity demands. The wind energy industry has set a vision that by 2025 wind energy will supply 20% of Canada's electricity demands. Some public concern has been expressed about the potential health impacts of wind turbine sound, especially on this small island in the past 5 years.

There still seems to be no definitive answer to the many concerns that some residents have expressed.

"Canadian family physicians can expect to see increasing numbers of rural patients reporting adverse effects from exposure to industrial wind turbines (IWTs). People who live or work in close proximity to IWTs have experienced symptoms that include decreased quality of life, annoyance, stress, sleep disturbance, headache, anxiety, depression, and cognitive dysfunction. Some have also felt anger, grief, or a sense of injustice. Suggested causes of symptoms include a combination of wind turbine noise, infrasound, dirty electricity, ground current, and shadow flicker. Family physicians should be aware that patients reporting adverse effects from IWTs might experience symptoms that are intense and pervasive and might feel further victimized by a lack of caregiver understanding" - Roy D. Jeffery, MD FCFP,  Carmen Krogh and Brett Horner, CMA

And then we have headlines like this from Canada's leading Environmental Expert/Activist:

David Suzuki: Health effects from wind power unfounded . . .

"In fact, science shows that wind energy does not negatively affect human health in any significant way. An independent panel convened by the Massachusetts Department of Environmental Protection reviewed the available research and released a report last year. It found no scientific evidence to support most claims about “Wind Turbine Syndrome”, infrasound effects and harm blamed on wind power such as pain and stiffness, diabetes, high blood pressure, tinnitus, hearing impairment, cardiovascular disease and headache/migraine."

At this point, who do we believe?   I have not yet met anyone who has experienced any health issues or adverse effects from these turbines in the past 5 years

I have a few properties listed for sale on the Eastern side of the Island, a minimum of 6 miles away from the turbines, (just in case you're someone who doesn't like the look of them!)

Susan, Sounds similar to the ruckus over high tension power lines.  Do they have a negative impact on health?  I guess it depends on which study you read.  What I do know is they do discourage buyers and impact property values

Bill, it always going to be something.  I've not found that to be the case on the island but there's always someone with an opposite opinion :)

I haven't heard any negative effects either, but I think it's too soon to tell. I've heard of the parts being flung across fields when they break down, but nothing medical.  Interesting post!

We don't want to endanger lives (and I question that turbines would) but we all need to look at alternative sources of energy.

And I need to see these listings and this area! Maybe next year?
