Real Estate Market Has Improved Across the United States

California Real Estate Prices Increasing

 

In the past 8 years, we have seen the real estate market zoom extremely high and then take a big dive which was crushing to many if not most homeowners across the nation. In the past several years people have seen the prices come back up and of course this is a positive move for all of us.

Many homeowners held on to wait out the real estate crash to finally have gained equity and not be underwater. There are many factors for this positive movement in the market.

Interest Rates have stayed low. The stock market has been moving up and down and many rumors for the past several years about mortgage rates rising but they have stayed level and I can remember last year when they were down to 3.99% which was great for home buyers.

Fewer Foreclosures from Banks

Fewer REO and Short Sales for sale

Mostly Standard Sales

Many Sellers putting their homes up for sale.

As you can see on this below, 9 out of 10 sales were Equity Sales (Standard Sales) which is a major change in the market since the crash. For years, buyers have had to buy REO's or Short Sales due to the lack of a standard sale.

Prices are steadily going up but not zooming uncontrolably. So what is in store for us in the future is uncertain but hopefully mortgages will stay low, mortgages will not go into default at a rapid pace, and this market recovery will continue in an upward swing. 

One major signal that the recession has ended is that 'New Construction' is seems to be booming all over the nation. For the past years, we have seen construction sites abandoned and half finished developments sold off for pennies on the dollar. But recently, builders are busy with new houses and they are selling like hotcakes.

Hi Tammy,

We had areas that the newer homes lost 200k right off the bat. No one could afford to stay if they had a 80/20 adjustable loan which were so popular in the 2004-2007 era. These areas have recovered and it is wonderful for so many. I just feel this trend is spreading everywhere. Thanks for stopping Tammy Lankford.

Kristin our market is one of vacation/second homes for at least 70% of buyers and sellers so it's a little unique as most of our buyers will never live in the home.  I think this type of market will be slower to come back.  Of course for two years where people were yelling the bubble has burst we were still in full swing. Slower to drop, slower to bounce back.  But I sure hope you are right and it's headed this way.

Yes, I can certainly understand that and also the rules were tough for getting a mortgage for a second home. Second homes are very popular and I would like to get a mountain home for the holidays.

I notice more people are shopping at the home improvement and furniture stores plus construction is busy with new shopping centers and tracts. It is good that everyone is working hard and spending money to improve their community.
