8 Things To Look For When Viewing Homes For Sale

So you’ve made a list of homes that sound attractive. They have the right number of bedrooms and bathrooms, they’re the right distance from the your job, friends and family, and they even have the garage you want. And although the pictures online look great, there’s nothing like seeing them in person to decide on the perfect property for you.

 

Although you may be tempted to make a ‘b’ line directly to the kitchen, master bedroom and bathrooms, don’t overlook these nine important area when you go to view a property.

 

1. The neighborhood

Remember, in real estate, it’s all about Location, Location, Location. You’re not only buying a house, you’re buying a neighborhood. The area is just as important as the house itself. Make sure you pay attention to the condition of other homes on the block, the access to amenities like shopping, grocery stores, gas stations, traffic patterns, etc. Not only will you be sure to meet all your family’s needs, but these features will also play a factor when it comes time to sell your home.

 

2. The neighbors

You never forget great neighbors…unfortunately, you never forget horrible neighbors either. Will your new neighbor have a mechanic shop in his front yard? Is there a dog that barks constantly? Is the grass knee high? Take note, because once you leave the settlement table, it’s too late.

 

3. Privacy

Hedges make great neighbors! They won’t peak into your bathroom and living room, they won’t give a play-by-play of your yearly Christmas gathering to the neighborhood and they never give unsolicited bar-b-que advice! All jokes aside, while privacy should always be considered, the good news is that any negatives can usually be easily resolved.

4. The home's exterior

Initial curb appeal may be nice, but you might be surprised at what's hiding out of sight. Make sure you take a walk around the entire perimeter of the house; Is there deferred maintenance? Does the exterior paint look fresh, or is it chipping? Do the roof shingles need replacing? Are the gutters in good repair? If repairs have been neglected or hidden on the outside, you will probably find the same on the inside.

 

5. The Layout

Does the layout allow for good ‘flow’ and growth of your family? The way one room opens to the next is important when it comes to making the most of the space you've got. Overall flow is important, but having space dedicated to specific, important parts of your life – like an office for someone who works from home – is equally as important. And don’t forget that little Michael and Susan may be in elementary school now, but that will change…quickly.

6. Smells, stains and nastiness

As the saying goes, “The nose knows.” Water and dampness, in particular, can often lead to mold and mildew issues, so take note. Take note in the basement and even the attic. If you smell some ‘funny’, get it checked out by a licensed inspector.

 

7. Light and air

Is the house designed in a way that allows good air flow through the house and a good amount of natural light in? Not only is sunlight and fresh air good for your health, but opening those windows and catching a breeze also can help cut down on utility bills during those mid-summer months.

 

8. Closet space

I know that for some homebuyers, this is a deal breaker, so it's better to check now before you fall in love with the rest of the house. Make sure that the home's storage space will keep you organized and will accommodate all of your belongings.

 

There are many things you should pay attention to when viewing a home. And don’t be afraid to ask questions if the owner is available to you. Many times they will have just the information you need to make the right decision.
