The average sold price was $471k for a typical 4 bedroom, 3 bath house of about 2700sqft of living space. I was surprised this week that days on the market for home sold was about 87 days. This is longer that usual.
I believe it took longer to sell homes primarily because they weren't priced correctly. I have seen several reductions in asking price this last week. Sellers are beginning to realize that Eastvale rise in home prices have slowed down due to its increase of inventory.
Homes that are move in ready, with great curb appeal, great location, with lots of amenities and upgrades and most importantly priced correctly are the homes that are on the receiving end of buyer's interest.
So if you are thinking of selling your Eastvale home, the secret is to use a local agent who will price your home correctly from the very start.
The least expensive home that was SOLD this last week was for a 2 bedroom, 2 bath condo located in the Serafina community which is located at the intersection of Hamner and Limonite. This home was sold for the asking price of $315k.
Serafina is a gated community, close to Eastvale Gateway shopping center . It has a low HOA of about $150 dollars which includes your trash and water. The community has its own pool, basketball, and play tot area. Most of the condos are tri level with attached garage in the back of the complex. Kitchen and living area are usually located on the 2nd floor and bedrooms are typically on the 3rd level.
A lucky buyer was able to purchase this wonderful 5 bedroom, 3 bath house on Alder Drive in Eastvale. This was a great deal, since the sold price of $472k is way below the market value typically listed in the low $500k for homes over 3000 sqft.
A buyer never knows when they will come upon a deal in Eastvale. The greatest motivation of a seller usually will determine at what price they are willing to sell their home. Like everything else, it is a matter of timing. But in order to purchase a great deal, a buyer has to be prepared to act on short notice and be working with an agent who is familiar with the local real estate market.
The highest sold property this week was for the property on Eaglebluff. It was sold at full price. This house is located in the new development of Estancia which is being build by Lennar. This never lived in property has a view of the Santa Ana river from the back of its house. The listed price is a little bit higher than Eastvale's average market value. This is due to the fact that it is a new construction and that Lennar homes are built with lots of upgrades and amenities which are included within its sale price. Estancia is the community where Desi Arnaz, from " I love Lucy" Spanish style ranch house is located.
