Can You Make a Contingency Offer in Your Relocation?

 

Relocation is not for dummiesA common question relocating buyers ask me, if they are selling a home and want to buy a new one, is “Can we make a contingency offer?

 

This is one of those “it depends” questions. (see VIDEO at bottom of page)

 

Many relocation buyers have to sell their current home in order to buy another; lots of homeowners cannot qualify to take on a second mortgage, or may not want to. If so, a challenge in your relocation is trying to buy a new home to move in while at the same time selling your current home.

 

One option is to make a contingent offer on a home in your new location, i.e., the offer is contingent on the sale of your current home (we even have a form for that in California).

 

seller may or may not agree to a contingency offerBeing able to successfully make a contingent offer depends on a number of factors:

  • the local market conditions where you are moving to (in a seller’s market the chances are slim to none)
  • the competition for the home you are interested in (tough to compete with multiple offers)
  • the price range (may be easier at the higher price points)
  • how long the home has been on the market
  • the seller’s circumstances
  • and where you are in the process of selling your home (not on the market vs. on the market vs. an accepted offer is in place vs. ready to close).

Keep in mind a contingent offer, while good for you, is a risk for the seller, although if you, too, are in a strong seller’s market the risk may be lessened.

Jeff... I've found that virtually all of the relo companies I've worked with will allow an offer contingent on the closing of buyer's home, but not on the sale of a buyer's home. Of course, in a strong market like we've had for 2 years in Charlotte, sellers in general are not considering contingent offers except for closing.

Nina - just another "it depends" factor. I find sellers themselves, at least in this market with multiple offers, are NOT willing to accept contingent offers, nor would I advise them to

Suzanne - it can be a tough situation for those who are relocation (been there done that 4 major times) when you have to sell in order to buy. And a seller's market at the "buy" side makes it more difficult

Michelle - same here. BUT I DID get a buyer's contingent offer accepted back in December on a short sale and we closed about 30 days later! Now THAT was a shocker.

Jeff, they can make an offer contingent on closing but not on the sale of property. We get quite a few calls from out of state buyers and we always recommend getting their own property under contract first.

Tom - by all means it is contingent on the actual closing (says so in our form). Good advice - the further sellers are along in their sales process the better. But it is still tough for buyers to do this here because of our seller's market
