Does a Staged Property Fetch More Than The Market Will Bear?

 Spring Greetings Fellow Home Stagers!

 

I wanted to get your feedback on what you have witnessed regarding return of investment in Staging a home to sell.  I understand as Stagers we usually refer the client to our Realtor Partners for guidance on pricing, but would like to hear what you think regarding this topic.  

Also, if you have a philosophy regarding pricing a home.  Do you price more or less than the competition in the area?

I don't think it's THAT much of a difference than the market will bear.... I just think a home that is staged will sell FASTER, and for closer to list price than the comparable home that is NOT staged, just because it looks better!

I think it all depends on how savvy the buyer and his agent is regarding market price and on the ability of buyer to look past the 'staging' to see what he is actually buying.  Generally speaking, staging may make a property more 'appealing' (like curb appeal) but should not have any bearing on market value or selling price.

That said, however, what I think should be and what is may be very different things! LOL
