Oak Valley Greens in Beaumont, California - Market Report Aug. 7th 2014
I did a little research in our regional MLS of the Oak Valley Greens Community, located in Beaumont, California to determine what the state of real estate for the community is.
My wife and I live in the community, and we are very fond of the area. We love how close we are to the Brookside Elementary for our grade school children, and the "Oak Valley Greenbelt" which is well maintained and unites a great local community. Oak Valley Greens is also close to the 10 Freeway for easy commuting access, and fairly close to most shopping needs, like Stater Bros., a post office, Walmart, Best Buy, Home Depot, Staples and various restaurants as well.
My research compared all sold homes in the Oak Valley Greens from January 1st, 2014 through August 7th, 2014 (the day this report was written) to all Active homes for sale, including pending sales and backup sales. By the way, There are currently 12 active listings available in the Oak Valley Greens, along with 3 pending and 2 backups.
- The total number of sold homes in the Oak Valley Greens community from January 1st, 2014 to August 7th, 2014 are 20. The average price per square foot came to $122.46 and the average price of the homes came to $246,490.
- The total active, pending and backup listings in Oak Valley Greens come to 17, with the average price per square foot at $136.61, and the average price of these homes came to $282,488.
Comparing these numbers, it seems the average price per square foot of homes in the Oak Valley Greens community have increased by $14.15, that's almost a 12% increase per square foot! And the average price difference of sold homes to active homes in the Oak Valley Greens is $35,998, or almost a 15% increase!
