Handling the Closing on Your Home in Your Relocation

 

I often get asked by people who are moving to Carlsbad, or nearby, from out of the area – How do we handle closing? Do we have to be here?

 

Relocation is not for dummiesYou might also know it as settlement, if you are from another state, but closing here in Carlsbad, and throughout Southern California, is pretty easy to handle.

You don’t sit around a table, sign papers and exchange keys as they do in some states. It all happens behind the scenes, and you don’t even need to be here. Which can work out well if you are relocating from a distance.

 

You can sign all the documents needed for a transaction electronically (using Docusign, as one example). The exception would be loan documents, if applicable, which need to be signed before a notary. That can be done at your work or your home using a mobile notary if you are not in the area, then over-nighted to the lender.

 

Much of the transaction can be handled electronicallyOnce escrow has all signed paperwork from both parties, and the funds you are required to provide (the balance of your down payment and closing costs), plus your lender has “funded” (i.e., they have wired the money you are borrowing), the documents will be released for recording at the records office.

 

NOTE: Normally the funds need to be in and verified the day before the intended closing date but in some cases they could be received that morning and the records office will do a “special recording” later in the day.

 

You might hear as early as 9 or 10 in the morning that “we are on record” or it may not be until the end of the business day.

 

If you are relocating and will be closing in a different state, check with your agent as to how this must be handled so you are prepared. Each state is different, and sometimes the process varies regionally.

I used to do wholesale lending in 22 states and by far CA is far from the norm across the country. Without question you want a seasoned pro helping you as I dont care how many homes you have bought in the past if they werent located in CA you have NO idea what to expect next as its so different

Jeff, It is amazing to me how other states handle real estate transactions. The use of attorneys and sitting around a table with all parties ... I cannot imagine it done any other way than how I've been doing it for years.

David - it was a huge change for me, coming from MA. BUt I rather like how it works. And of course we also need to know how the lender will fund and when since that has to be timed with the closing.

Paula - so true. I have had a couple of transactions with sellers living back east who I never met and everything was done electronically. At least when it works the way it should, technology is great

Kathleen - I came from MA and the closing was often very complex, hard to schedule (with all the parties) and sometimes very lengthy. I like how we do things, and I think buyers and sellers do as well.

Joan - so true. But it really does vary from area to area

Jane - true. I often have to explain to buyers from back east what escrow even is.
