There is a lot of chatter about buyer's having some great opportunities in the Stone Harbor real estate market now and yet very few are stepping up to the plate. What do you believe is needed for buyer's to take a swing at the ball?

Confidence in our economy. News that Interest Rates will only stay where they are for a "defined" time. Otherwise, buyers wait and wait. Interest rates are excellent now. Home prices are excellent. The problem becomes that if buyers wait, they may very well miss the opportunity. We all (public and realtors) need some concrete indicators telling us things are stable and now is the time to "jump in".

What our market needs is another 10-20% reduction in average price. Our average prices are still out of reach to most buyers and loans are harder to get and require more money.

We'll got a LOOOOONG way to go.

Education. We all know that real estate is local. We all know which areas in our markets are good places to buy. But, buyer's do not. They hear about fantastic deals and keep looking for the bottom. We need to show them that they are getting a fair deal on a property that will meet their needs and wants and reassure them that it is ok to go ahead and buy.

Thanks to all of you, so far, for you comments on bringing buyers to the table. Perhaps we need interest rates to go up a few basis points to get the attention of buyers that they better buy now or miss the boat.
