Alpharetta Home Prices
In June, we had a reversal from May. New listings and pending sales were both up while the closed sales dropped. Most of the market activity is reflective of of current events. As the situation in the world becomes more tense, market sales tend to shrink. This is also reflected in in the higher gas prices we see at the pump. The negativity is somewhat offset by the still very low interest rates found today. All in all, the market is sending some very mixed signals and not doing the Spring Buyers Market and favors. Most analysts foresaw a much different selling season.
Alpharetta Real Estate Report Summary
New listings of 199 properties represented a 13% increase from May. Pending sales were up more than 12%. Even the median sold price was up more than 15%. But closed sales dropped more than 21% from May. We're not talking about very large numbers here. In May there were 140 closed sales and in June that dropped to 110. But it is a reflection of the cyclical nature of the market and what people are thinking, feeling and ultimately, doing.
