There are many things you can do to your home when you are ready to sell, but in my opinion I believe the first thing you and your agent should figure out is who will be your target market. You figure this out by knowing what situation you and your home are in. If your home shows like a model home and is ready for move in and you are financially able to put on the market and wait then your end buyer will more than likely be a buyer who will pay retail and will occupy the property. If your home needs repair and you need to sell fast and are unable to fix anything before you put your home on the market then your target market should be Real Estate Investors. Real Estate Investors do not want to pay retail for a property that needs repair but are always ready to buy for the right profit margin. Your agent should talk to you and see if you want to sell fast and sell to an investor or if you want to repair your home and get it ready for the retail market and target that buyer that will pay the highest price.

Nowadays, a great agent should market their seller’s homes to as many people as possible. Your agent should use all the Social Media Channels as possible and have a business page where they will market your home. They can also market your home by Blogging about your home and should post as many pictures of your home that they are allowed to post in the Multiple Listing Service. I often time see listings for sale with only one picture of the home in the MLS and sellers wonder why their home is not selling. The majority of the buyers shop for a home on the internet and most of them want to see pictures. The more pictures you have of the inside, outside, back yard, community features the better you will be. However, show the best features of the home. All positives, no negatives! You want as many buyers to come see your home as possible. This will get you the best and highest offer.
Street Signs are not a thing of the past! The reason yard signs are so important when selling your home is because often times the people closest to you or in your neighborhood will buy your home. On the weekends buyers drive neighborhoods they want to live in. Your agent should also use a texting service or 1-800 number on the sign that offers the buyers information 24/7. You have to make it easy for the buyer to get the information about your home. Most of the time these services offer the buyer an easy way to schedule an appointment to see the home. The buyer’s numbers and times are recorded and your agent can easily get back with them. No number is ever lost!
Be flexible with your showing times! I thought this was extremely important to mention because the more flexible you are with showing times the better chance you have at selling your home. In a really hot market you can sell your home by appointment only but if you don’t allow the buyers to see the interior of the home you will have less chances to sell your home. If you have small children at home block out times for their naps but then allow all the other times for viewing. If you work nights then go home sleep and allow the afternoons and evenings for showing times. The weekends are always busy so try to allow these days to be open.
