Do Swimming Pool add value to your Backyard? Northern Virginia Real Estate

Swimming pool, is becoming a new trend in the Northern Virginia area. Many of the luxury home buyers/owners are wanting or adding pool in their backyard.

However ,does pool add value to your home price?

Yes & No!

 

Yes- because it comes very convenient to have one in your backyard and dive right in. It adds to the status of having pool in the backyard you the WOW factor. If your community does not have a pool that could be a perk for a home buyer.

No- because, it does reduces the buyer pool due to added cost to maintain, liability and insurance expenses that buyers may not want to be part of the home ownership cost.

Bottom line - If you are planning to add do consider that it does not eat up most of your yard. Buyers still want entertainment and landscaping space around the pool. You will not get the return of your investment like upgrading kitchen & bath but you should consider the perks of enjoying something you love and work so hard for!

Having lived in and owned a home with a pool in NoVA I can say be careful.  Not all pools are created equal and not all homes should have one.  Now when we lived in Phoenix a home without a pool was almost unheard of.

Barbara Todaro I agree we do have bit longer season than you guys in NE. But I am with you the trend has caught up beyond high luxury homes in the Northern Virginia area.

Cindy, true if you live in Florida or states like AZ it may be a MUST HAVES but Northern Virginia with our wide variety of seasons and temperature if can be debatable choice.

Great post, love the pros and cons. I agree that pools have their own buyer market. Not everyone is a fan.

Ritu it just depends on where you live in the country.  Here in Phoenix, most of the time a pool adds value. More buyers want a pool than those that don't want a pool.  I can see that in your area it would have to be weighed carefully before making such a huge investment.

Ritu, Pools don't necesarily add value here in Clarksville. But done right they can add value for the beautiful yard and landscape.
