What Agent Is Doing Short Sales in 2014 in Temecula's Roripaugh Homes?

We are a local Temecula area independent brokerage, with a focus on the military family niche.  This means we help military families buy, sell or rent homes in these areas.  It also means that we help civilian clients who want to buy, sell or rent in price ranges in which they will interact with military families.  Our extra insights into pay, life and other military family issues help our clients maximize their goals because, for example, we can structure purchase or lease transactions to appeal to and serve our clients (be they military or civilian) with this niche knowledge.  

What about Short Sales?  A short sale can take a long time because the homeowner's bank is being asked to take current market value for the home, when the homeowner still owes more than that.  That is, the short sale bank is asked to take "short" of a full payoff of the loan that the homeowner currently owes and is paying.  As of 2014, the real estate market in our area (for tract homes especially but for all homes generally as well) still has many homes "under water," also known as "upside down."  That is, the current market value is lower than the amount owed by the owner on his or her loan.

My husband's brokerage, Sand to Sea Properties, has been doing short sales from the beginning, when the first one took 10 months and was approved just one day before the home was to be sold at a foreclosure auction.  Sand to Sea got that auction stopped and accomplished the short sale of the home.  Since then, Sand to Sea has helped numerous homeowners, military and civilian alike, accomplish short sales.  

The short sales usually take about 5 months, but some have gotten done in under 3 months, and some have taken over a year.  What is the deciding factor?  We push regularly (daily when needed) with phone calls, emails, and so on, but the factor we cannot control is the homeowner's short sale bank.  Some insist that the homeowner has missed a payment; sometimes it's enough to pay late.  For some, they go late on payments only to be told years later, "there is a program to refinance the home but there must not have been a late payment."  It's a mixed bag; it's like life.

Hi there - the short sale market is so interesting and has definitely evolved over the years.  I have done a few a while back and I am sure I would need the help of an actual expert like you if I had to do any again :)
