The name of the game when selling your home is to get as much back in Seller's proceeds as you can!


Since we are living in Northern Colorado, this is easier than it once was.  


However there is a big challenge.  I call it "The Double Transaction."  This means that after you sell your home, you want to buy another one.  Either you are downsizing or upsizing, it doesn't matter.  You want to have it timed perfectly so that you 1.  are not homelss and 2.  do not have to move twice.


That's where getting an agent who has helped many seller do this many times in 2014 is key.  


Here is how I do it, so call me if this makes sense to you!

1.  Together we go out and view replacement homes to see what is out there.

2.  We list your home and get an offer.

3.  We counter this offer with the sale being contingent upon Seller (you) finding a replacement property.

4.  Either we find said replacement property and go on with both transactions, or we cancel the sale contract on your home and you go on with life.

Good point.  Out here we have a lot of re-located folks who don't have family nearby.  Then, when you suggest a rental, they are not amused.  I guess the further west you get, the more independent people get.  All I know is that this Double Transaction method is working!  My best.
