Selling Your House with Feelings

What is your favorite part of your house? Now, why is that place your favorite?

I would be willing to bet it mostly has to do with the way that space makes you feel, or a memory associated with the space. How do you translate that feeling, that love, to a potential buyer? Stage it!

Let’s say you love your outdoor space, and you and your spouse or friends have had some of your best conversations, romantic moments, laughter, etc. there. What did the space look like? Recreate it!

Pictured is the outdoor space of a house where they loved the large patio and fireplace, so they set the scene: A bottle of wine, some glasses, and viola! Any buyer walking through could likely imagine spending evenings outside enjoying the space in the same way.

Other ideas: 

1. Have a pool game or chess game in progress, as if the players just walked away.

2. In the kitchen, have a recipe book on a stand, and some of those jarred fruits/veggies that you can pick up on the cheap at discount stores.

3. In a reading nook: have a throw, a book open with a pair of reading glasses on top.

4. In the bathroom: turn it into a spa with white towels, candles, bath salts, etc. Perhaps even add a tray with coffee or wine.

5. Closet: if you have a nearly empty closet, hang up a pretty dress, with some shoes under, as if you are trying the outfit to see how it looks together, a wedding dress is also pretty. You can also add bags with tissue paper to the shelves to fill up the space and give it a look and feel.

I was thrown my your headline, because I just went through a long process with a seller who downsized and now needs to sell the house she moved from and I've spent months getting her to emotionally let go of that house.  

But your content turned out to be fantastic, connecting with buyers emotionally is an exceptional idea.
