Shelly- my husband, a retired builder, always said that if a house isn't selling, it's priced too high. Listening to your agent is the best thing a seller can do. They know the local market and what it will take to get your house sold.
Normally price is the correct answer and the items that you mentioned are factors as well.

I think more than just those three things are important. Location, surrounding houses, in my area view is key as well.... some things we just can't control at all.
