When to Post for Results: Easy Social Media Tip #4

By
Real Estate Technology

When I talk with people about social media, the subject always seems to come up: when should I be posting?

There are better times than others, but ...

here's a better way to think about that question.

WHEN SHOULD YOU POST?

There’s lots of research about when the most people are on Facebook, Twitter, Pinterest and the like.  There’s also information about when they’re more likely to engage with you.  You can do a Google search on both those questions, and get a wealth of data.

However … what about your share of voice?  In other words, if you want to use social media for business results, there’s a benefit to being able to talk with folks on social media when you’re not in competition with other agents or firms.

One of my real estate clients got a beautiful new listing that we could have promoted last week.  The paperwork was done.  We had great photos.  It was up on the big, national sites.  However, this was important enough that we wanted to wait until a time when we weren’t competing with anyone to talk about houses.

Now, there are more people on Facebook on Thursday than on Monday.  However, there are still plenty of eyeballs looking at social media on Mondays … more than enough to make something good happen.  While the rest of the local real estate industry is figuring out how to start the new week this Monday morning, my client is hitting the ground running.  She’s got a great, new listing to show off while everyone else is pouring their first cup of coffee.

If you want results ... and you're not as concerned about the competition ... think about posting at a couple of times that adults are more likley to engage with you.  One is first thing in the morning; many people check their smartphones before they get out of bed.  The other is the time between when the workday ends, and TV time begins.

POST FOR RESULTS ... YOUR REAL-LIFE RESULTS

Ultimately, it’s not about how many likes, retweets and pins you get. It’s about the RESULTS you get.  I’d rather talk to 10 ten targeted people if it gets my agents a new seller, than to 1,000 folks at random with no results.  I’ll bet you’d agree.

Take some of the power of social marketing for yourself with these tips:

  1. No matter when you post, great content will always get you more results than ordinary content.  Use video or multiple photos; keep your posts focused and customer-oriented; use your first few words to power a response.  Keep your eye on my blog for past and future tips.
  2. Don’t do social media like everyone else is. Ask yourself, “What can I do to get a competitive advantage?”
  3. Be your own Brand Manager.  What makes you special?  What makes you unique … yet of interest to many people?  Make sure you keep coming back to talk about that position you can own in the mind of your potential buyer, seller or investor.
  4. If you still want more information about when your Facebook page followers are online, do this:

Go to your Facebook page

Click Insights in the upper left corner

Click Posts on the 2nd line towards the left

You should see a diagram that looks like a whale from the side.  This is an hour-by-hour graph of when your audience is on Facebook.

LEARN TO SCHEDULE YOUR SOCIAL MEDIA!

Finally, do you want to schedule your social media posts, but don’t know how?  You'll have that much more time for selling if you're more efficient at posting. Click here for free, no-hassle instructions to schedule your social media.  Also, if you have a question or a topic you’d like me to address in the future, leave me a comment and I’ll do my best to answer it in the future.

Well said Chris Miller . As a fellow marketing expert, I feel your pain. Most people don't hesitate to hire a professional tax preparer although we are able to do our own taxes. We don't hesitate to hire an attorney when we need representation (when the law allows us to represent ourselves). Yet many really smart people choose to devalue the role of a qualified marketing expert and take a do-it-yourself approach.  Then they wonder why they aren't being found on Google, or have only 23 Facebook Likes. Keep teaching!

Glad you mentioned the schedulng features on faceboo, they're a HUGE help. If you're not subscribed to any social media managing tool, it's very difficult to keep to your posting schedule. So thank you facebook for creating that feature.

Great post, I've recently noticed that many agents don't use social media however even when used it's not the end all be all. I firmly believe that social media is a tool that when learned to use properly can make your other marketing efforts easier

Sometimes posts just take off and other times they fall flat. It does pay to time them for when people are reading or kicking back for the evening.

I agree with your statement about great content getting seen no matter what day or time it's posted.  When something catches onand goes viral you'll see it at the top for hours after you posted it.  Maybe even days if you are lucky.

Honestly I never even thought about this. I did figure people were more likely online in the evenings....which could be wrong...but never went beyond that idea.

When I finally found what you were talking about it was great how that worked. Changed a post for this weekend because of it. You hear/see so many varying opinions on times etc.

My 29 year old kids agree that timing is very important.  I will let them be the decision maker.

Our market doesn't include 29 year olds.
