When I talk with people about social media, the subject always seems to come up: when should I be posting?
There are better times than others, but ...
here's a better way to think about that question.
WHEN SHOULD YOU POST?
There’s lots of research about when the most people are on Facebook, Twitter, Pinterest and the like. There’s also information about when they’re more likely to engage with you. You can do a Google search on both those questions, and get a wealth of data.
However … what about your share of voice? In other words, if you want to use social media for business results, there’s a benefit to being able to talk with folks on social media when you’re not in competition with other agents or firms.
One of my real estate clients got a beautiful new listing that we could have promoted last week. The paperwork was done. We had great photos. It was up on the big, national sites. However, this was important enough that we wanted to wait until a time when we weren’t competing with anyone to talk about houses.
Now, there are more people on Facebook on Thursday than on Monday. However, there are still plenty of eyeballs looking at social media on Mondays … more than enough to make something good
happen. While the rest of the local real estate industry is figuring out how to start the new week this Monday morning, my client is hitting the ground running. She’s got a great, new listing to show off while everyone else is pouring their first cup of coffee.
If you want results ... and you're not as concerned about the competition ... think about posting at a couple of times that adults are more likley to engage with you. One is first thing in the morning; many people check their smartphones before they get out of bed. The other is the time between when the workday ends, and TV time begins.
POST FOR RESULTS ... YOUR REAL-LIFE RESULTS
Ultimately, it’s not about how many likes, retweets and pins you get. It’s about the RESULTS you get. I’d rather talk to 10 ten targeted people if it gets my agents a new seller, than to 1,000 folks at random with no results. I’ll bet you’d agree.
Take some of the power of social marketing for yourself with these tips:
- No matter when you post, great content will always get you more results than ordinary content. Use video or multiple photos; keep your posts focused and customer-oriented; use your first few words to power a response. Keep your eye on my blog for past and future tips.
- Don’t do social media like everyone else is. Ask yourself, “What can I do to get a competitive advantage?”
- Be your own Brand Manager. What makes you special? What makes you unique … yet of interest to many people? Make sure you keep coming back to talk about that position you can own in the mind of your potential buyer, seller or investor.
