Now that Summer is almost over it seems like Summer has just begun!  The warm days we have become used to have finally arrived.  Although I am not complaining about the rain or the temperatures!!

Located at Prospect and Lemay, University Acres is a 1960’s neighborhood that I just really like (and happen to live in).  There are a lot of brick ranches with basements and most have garages (1 or 2 car) and the lots are a good size. The neighborhood is adjacent to grocery stores, elementary and middle schools. Really the neighborhood is very centrally located within the City.

With Nine (9) home sold so far in University Acres we are ahead of our pace of last year but only by a little. I am not surprised that two (2)of the three (3) homes taking “Back Up” offers were under contract within a short time of coming to the market!  The “Active” home priced at $448,000 has been on the market for almost three months now and I still see this home having some difficulty due to the location/price.  With the continued lack of Inventory in this Neighborhood I look for prices to continue to climb.

Even though the market is tight for Buyers, Sellers still can not over price their homes.  Value gets lost in time and perception in the public's eye.    

 

NO OTHER REALTOR IN THE CITY HAS SOLD MORE HOMES IN THIS NEIGHBORHOOD THAN I HAVE! I am very proud of that.
