A seasoned agent will know how to price it to sell and also give the seller maximum profit on their investment. When the seller is persistant to name their own list price, this is the first step toward the listing expiring in the future. Pricing a home is a science, It takes tons of experience and market knowledge. When owners try to price their own assets, we normally see a home stuck on the market for extraordinary amount of days. Nothing looks worse to buyers than constantly changing the asking price. Understand that the market will dictate what your home is worth, not your personal needs. If you need more money than your home is worth, consider staying in the home for a time longer and let the market catch up.

I always tell my sellers the data we use to price a home is the same data a buyer will use to formulate an offer and the bank appraiser as well. I do feel that supply and demand isn't taken into account enough on the agent side.

I agree with Christopher (#1). The market(supply and demand) sets the price and a good agent is on top of that.
