How to get feedback from showings on your listings.

I don't know about you, but I really don't have the time or the patience to have 20 different conversations with agents every Monday regarding "The showing you had on my property on blah, blah, blah."  I know you know what I am talking about.

However, I do understand how important it is to receive feedback on the showings you get on your listings.  The seller ALWAYS wants to know how the showing went, and where their offer is.  Also, I appreciate having the advice of other experts in my market on ways I can improve my listings to help them sell quicker and for the most money. 

So, here is a solution that I've found to be much more reliable than trying to track down all the agents that have shown your property.  It also relieves the anger you feel when you leave them MULTIPLE voicemails and don't get a return call. 

Go to www.showingfeedback.com.  This is a free service that will email a survey to the agents that have shown your listings.  Also, you can set it up to email the buyers agents comments directly and uncensored to your seller.  (Be careful here)  This has been an invaluable resource for me in getting price reductions.  And, I'm not the bad guy telling them their price is too high.  Its the agents that are showing their home that are telling them all the sticking points that their buyers didn't like. 

If you don't have a system in place to get feedback, please, please use this or something like it.  I've found that agents will almost always get back to you via email with some feedback, but rarely will they return phone call messages.  Plus its another service that you provide directly to your sellers.  Works great for me, give it a shot!

Good post.  I agree that you should be careful about sending feed back directly to your seller.

Be careful using this system.  The first time I tried it, for some reason, the system started sending countless emails to my client, regarding only one showing response!  He was bombarded and called me to complain about the service. I apologized of course, and discontinued using it.

Also, I have had the auto  generated email sent to me to respond about a showing to another agent's listing.  I ignored it.  I then continued to get emails asking me to respond for days.  It was like I was being harassed!!

Another glitch happend another time, when I literally received over 50 emails asking for a response to a listing that I showed, even after I responded asking to be taken off their list!! 

Maybe they have worked out the kinks by now?

Great post.... I love using feedback forms.... I use a showing center to schedule showing on my listings and they send out the feedback form for me.

I use a feedback system that automates through our showing service that schedules the appointments.  I send out three emails but RARELY do I chase agents for feedback because if they are not willing to take the time to answer an email, how much stock can I put in their "forced" feedback on the phone?!

Sounds great!  These are all really great ideas instead of the calls.  We live in a small area here in Lynchburg, VA, so most of the agents WILL eventually call you back because they know you may be selling their next listing.  I would love to do more of the e-mail forms, however.  Thanks!  Nadine Blakely, RE/MAX 1st Olympic, Lynchburg, VA

I haven't seen this system you use but I do use www.homefeedback.com and have had great results! It truely is a time saver! It's not free but in one year I haven't had any of the problems the other posts have mentioned...yet!

I use a service called HomeFeedBack.com. It isn't free - $19.95 a month I think - but I am happy with it and my clients have all responded positively. It sends a short e-mail to the agent - five yes/no questions and an area for comments. It is also sent directly to the client.

If the agent doesn't respond, it sends the questionaire two more times. If there is still no response it notifies the client that the other agent failed to respond.

I like the fact that I am not interpreting the agent's feedback for the client. It has helped me get prices reductions (more than one opinion helps) and, in one instance, took care of some housekeeping issues that I had delicately - but obviously not forcefully - addressed.

Our regional mutiple listing service has this type of email notification system. It is part of the package for belonging to RMLS. A survey was just taken of the agents and 85% said they preferred leaving feedback via email VS the phone.

Ben - We also use homefeedback.com, and it has worked phenomenally well for us.  It's a wonderful tool to talk about in listing presentations, and our sellers can automatically be copied with feedback on their property showings.

Timothy - Sending the buyers agents comments to the seller has been invaluable to me in getting price reductions.

Ted - I'm not sure about any "datamining" but I personally haven't seen any indicators of my info being sold.

Paul - The system allows you to customize what information is sent, and how frequently it is sent.  The default is a 5 question survey and a comment section that is sent out a maximum of 3 times.  If there is a response to the first email, the second 2 are discontinued.  And Paul, why would you ignore a fellow agents request for feedback.  I welcome the opportunity to help others in my market, and I expect them to return the favor.  It only takes 30 seconds, and can be very helpful to your fellow agents.

Roland - Tell me more about the showing center you use.  I'm interested.

Ron - You to, give me some details on the showing service you use.

Nadine - I've had markedly better results via email.

Bill - I haven't had one problem with the free system I use, but maybe I'm just lucky!!!

Robin - You hit it right on the head.  It takes us from being the bad guys with the bad news, to just the relayers of the buyers agents info.  I've found it to be a tremendous tool.

John & Susan - You bet.  I can't imagine trying to call any longer for feedback with these services available.

I'm not opposed to giving feedback at all.  However, its not my top priority  And when I didn't repond the first day I received the survey request, that is when I continually received the survey asking for a response, over 50 additional emails.  And when I did finally fill out the survey in hopes that it would stop, I still continued to receive the survey requests for the same property.

This was a few months back, so perhaps the system works better now

Paul -  I know some of the confusion that I've recieved from other agents is when they REPLY to my email rather than filling out the survey.  A REPLY to the email is not something the system is set up to be aware of.  But with the system I use, once the survey is filled out and sent, any additional emails or stopped.  Hopefully just a glitch, and good to hear that you give feedback.  It can seem tedious at times, but it really does help your fellow agents out.  Good Luck Paul!
