Another Bristow Townhouse SOLD!!
When I met the Seller of this Braemar end unit townhouse in Braemar, I agreed to something I wouldn't normally do...a thirty day listing agreement. I took it on the condition of the agreed to list price and the fact that the tenants in the home would be out before the July 1st listing became active. Despite the fact that the tenants were holding over until July 11th and the Seller deciding to list for a higher price, I pressed on.
July 1st (2014) I put in the listing with the best photos I had and the property was listed for a price of $310,000. Tenant occupied homes are very difficult to show and to photograph. Tenants tend not to care about how a home is perceived by buyers. There is nothing in it for them if the home sells or doesn't.
When I was able to get into the property and update the listing photos on July 11th I was thrilled. With twenty days left to get that home under contract, I vacuumed, cleaned and did what needed to be done to get that home to show well. This townhouse was one of the largest in the community and had a great lot. It had views of Bull Run Mountain and was situated on a ridger overlooking another community below. However, inside the carpet needed to be replaced and the home repainted. It needed some TLC. With those improvements, listing at $330,000 would not have been a stretch.
Sure enough, the effort to get the home in as good of show ready shape as I could, and updating the photographs, paid off. On July 20th my Seller got an offer and came to terms with the Buyers two days later. On August 18th, this Bristow townhouse sold for $305,000. The Seller generously agreed to $9,150 in closing cost assistance to the Buyer.
