Does a Buyer HAVE to be pre-approved prior to seeing a home For Sale?

Must a Buyer be pre-approved for a mortgage before they can view homes for Sale? When I tell you they may not have to be "Pre-approved" but must be "Pre-qualified" many may scratch their heads asking what is the difference. Getting pre-qualified is a process usually done over the phone where the buyer tells the loan officer how much they make, what their expenses are and gives permission to pull their credit obtaining their credit score.

 

For most Sellers and listing agents being pre-qualified is an absolute must before a buyer can get into to see a home for sale.

 

The next step is for a buyer getting "Pre-approved". It is where the buyer submits their banks statements, check stubs and authorizes verification of employment, income and their credit.

The most critical part of Buying a home is the buyer knowing they can get a mortgage, Choose a local and trusted loan officer. The best place to start in most cases is your Buyer broker who can refer some of the best in their area. Your choice in a Buyer broker and a Loan Officer will determine how well or stressful your purchase goes.

Back in 1981, when I first became licensed.  It was not uncommon to show homes to buyers with little pre-qulifying.  Pre-approval barely ever was done. But, we are dwelling in very different times today.  It is important to be pre-approved.  It has been estimated that 43% of home sales across the country were cash transactions.  A homebuyer wants to stand in strong stead in order to compete.

Very interesting topic.  What happens when an agent will show a buyer houses without a pre qual letter, but at other times will only show if they have a pre qual letter.  Makes me think about fair housing laws.

Myrl I used to have one of the sliding charts to check a buyers buying power. Today there are so many restrictions that is is a must to start the mortgage process before even looking at homes.

Richard most listing agents have a simple process such as asking are you pre-qualifed and with who. When it comes to looking at offers, it is a must to have a pre-qual letter from a local and trusted bank. On the buyer agent side not only does a buyer broker want to know they are pre-qualifed to show homes they want to make sure they have done it right so that when they find that home to make an offer, they can get a mortgage to close the sale.

Yes I understand all the reasons.  My point is one should not be selective.  You either require a letter from everyone prior to showing or you don't.

I would say so Scott. How would you know how much they could really afford unless it was a cash deal? Great topic and my first questions asked nicely when talking to a new buyer are "are you pre-approved and are you working with any other Realtors".

If you are going to buy a home why are you refusing to get pre-approved? If you aren't willing to get pre-approved I question how serious you are and I definitely won't show you homes if you aren't pre-qualified.

Hi Scott - Knowing what you can afford - and what you're comfortable with - is critical to a productive home search. We occasionally show homes to buyers who haven't taken that step yet, but it's among the very first things to do if the home search is serious.

I can hear the boos coming but I have sold many homes to buyers who were not pre-approved before I showed them the first home.  With that said I love it when I have someone called with a pre-approval letter in hand.

Scott: Many listing agents in San Diego require a pre-qualification letter before they will schedule a showing of their sellers' homes. To further that, most agents, including me, require cross-qualification of a buyer before a contract will be accepted. Too many looky-loos and wastes of time out there.

John McCormack never any boos... I incorporate asking if they have been pre-qualifed in my initial conversations.  There are instances when i would be comfortable with them not having it but that is for another blog.

Norman most important for me is when they are making the offer. At that point it has to be a REAL pre-qualification from a local and trusted lender. Online pre-quals are never all Right,

I did a post on this very same topic. I might show a house to a buyer without a pre anything letter, but it depends on the person. Mostly I won't go out unless the person has talked to a lender.
