THE MEDIA AS PROGRAMMED BUYERS IN TO THINKING THERE ARE 'STEALS' EVERYWHERE AND EVERYONE IS WILLING TO DROP THEIR PRICES $20, $30 AND $40K JUST TO SELL AND IN MOST CASES THAT IS NOT THE CASE! WHAT ARE YOU TELLING YOUR BUYERS WHO "EXPECT" A DEAL LIKE THAT?

I feel like a broken record telling my clients that most of the homes have already been reduced in price and negotiating down even more can be done but probably not as low of a price as they may wish. I try to put my buyers in the sellers shoes and that works.

I TRY TO EDUCATE MY BUYER AT THE VERY BEGINNING LETTING THEM KNOW THERE MAY BE DEALS OUT THERE BUT THOSE ARE USUALLY THE HOMES WHICH HAVE SAT AND SAT ON THE MARKET OVERPRICED OR SOMETHING IS WRONG WITH THEM AND A HOME WHICH HAS BEEN ON THE MARKET A LONG TIME MAY STAY ON THE MARKET A LONG TIME AGAIN WHEN THEY GET READY TO SELL IT DOWN THE ROAD.
