Jordan, I know agents in this area who have pre-listing inspections done, and the sellers pay to have the repairs done prior to listing the house.  Then they do something like a "Certified pre-owned Car" thing, but with the house.  Of course, the buyer can always get their own inspection done, but I think there might be some degree of comfort with the Certified Pre-Owned home approach.
