Should a Seller Wait for a certain number of offers before accepting one?Once again upon a buyer making an offer, a seller and their agent responded by saying "they are waiting for a couple of more offers before answering them."

 

To be blunt, What is wrong with some people to use such a bad plan when selling your home. Every Home Seller would love to have a bidding war on their home, however it takes a certain type of home and having it under priced to draw multiple offers over asking price.

 

Some times the first offer is your only offer with most times the first offer is the best offer. Every offer should be answered as they come in. A buyer told to wait will simply move on. Home Sellers do not need short cuts or hokey pokey schemes to get a hire price. They need a good listing agent who prices the home right and provides the proper marketing plan to reach potential buyers.

Hi Scott, I think waiting too long can frustrate people and if you get a good offer then get it over with. The seller should set their sights on what they expect and then go for it and not be emotional.

Thanks Dick, the best buyer is the one interested in your home.  A good listing agent would have already told that seller what their house is worth, what they should ask and what it will probably sell for. If it meets or exceeds that value it should be an easy and quick decision to sell.

John one good clean contract beats several at lower prices or with contingencies. Bidding wars can be over rated if you get 1 offer that is priced right and clean.

Scott, it is often said that the first offer is the best offer.  In my experience this is is true.  I recently represented a seller who chose to accept the first full price cash offer, in lieu of holding out for possible multiple offers.
