My open house checklist

Below is a checklist that I use for open houses that is saved in my Evernote app.

When I first created the list I left "obvious" items, like my mobile phone, off of the list, but I found that including everything that I could think of, even the obvious, was better than not including something and then forgetting to bring it with me to the open house. Having a thorough list helps me to be prepared and confident for my open house.

Little booties for people who don't want to take their shoes off. It is interesting that some people don't take their shoes off when viewing a home, but they do for their own home.

I didn't realize the issue re scented candles. I always left it up to the homeowner to use them or not since I did not want to bring any in that were offensive to them, but I guess the prospects might not like them either, so maybe its better to not have any.  Baked cookies instead?

Good list and added suggestions in the comments. TP is always on my list plus plenty of water to share with visitors. If the house is unfurnished or minimally furnished I always bring a few folding chairs.

Andrew, great list. Let your preferred lender know you will be doing an open house and ask if he will be available to pre-qualify potential buyers. (The buying process info sheet with your lender's info and yours for buyers to take home.)

I am with you.  I write everything down on my list or I will forget something.  I always bring a broom and dustpan, just in case someone makes a mess and a few paper towels.

A big yes on bringing a couple folding chairs if the house is unfurnished.  As one "matures" standing for several hours does get a bit exhausting.... :-)

I believer in making a list too, but I would add a couple of things to the list and leave a couple of things off.  I would add folding table, chairs, radio and gifts.  I would leave off laptop, extension cord, snacks and napkins. 

 

The folding table and chairs are for vacant homes.  A radio is played with soft background music.  I usually staple business cards to pot holders and give them out as a thank you for stopping by, as I can get them for $1 each.

 

I have yet to do an open house that I needed an extension cord.  As for snacks and napkins, I tried snacks and I got a few people that came and ate my food, but didn't even look at the home, so I stopped bringing snacks.  I know someone that brought their laptop to their open house and while he was showing the upstairs, someone stole it.  If I need to bring up something on the internet, I will either do it on my phone or make arrangements to meet the guests after the open house.

Good list. I keep most of my open house stuff in a bag that I lug to all of my open houses. I even have a stapler and scotch tape.

Lists are a great way to stay organized, and also, like you said, helps to ensure that you don't forget anything.

Great list. I would add toilet paper if you are holding OH on a vacant home. Without fail, there is always a family who will ask me if their kid can use the bathroom.

I also carry along a short broom...in case there is some assistance needed to improve the curb appeal.

I use an iPad, and have my clients sign in there, but I do keep it with me. And I water (and keep in refrig) it has been warm here!

I always have a bag of Tootsie Rolls for children who promise to listen to their parents after entering and again upon leaving. Most parents allow their children to accept the candy. It's beneficial for everybody during an open house IMO.
