While it appears that Garden Club Estates is in a normal market, there is additional information to be derived from the current market conditions. Normally, I wouldn't prepare a market report for just one home sale in a given month. However, the active inventory gives us a better indication of what's going on in this neighborhood, than the closed sale which sold quickly over asking price. What does that tell us about the remaining active listings?
Interestingly, only one of the active listings is currently under contract. That home was previously listed for 99 days without a contract. I can tell you the reason they weren't able to sell the house was because it was priced too high. When the sellers finally got realistic about their price, the home quickly went under contract.
What does that say about the remaining homes? If a home is priced right, it will sell in under 30 days. It's just a fact, plain and simple. Right now, the remaining homes have been on the market from 37 to 142 days. The sellers aren't being realistic about their price and their agents are doing them a disservice by taking over-priced listings. These sellers missed their best opportunity to sell over the summer months.

These homes were hit hard in the economic downturn. With several going into foreclosure. The sales for the last two years, however, have been strong. With prices continuing to rise. The close proximity of Garden Club Estates to Interstate 65 and Cool Spring Galleria make this a desirable location. Not to mention that the closest Publix is within walking distance.
While housing inventory in Franklin is low, buyers are more particular than ever. These homes already have the things that most buyers desire; hardwood floors, granite counter tops and stainless steel appliances but pricing is still crucial to a quick sale. Sellers who understand this will have the most success.
With 92% of buyers beginning their home search on the internet, you need your home to have the best coverage possible on-line. This goes way beyond just syndicating your home to other websites.
