This is a Flipper-installed patio that screams invitation to trip and the old saying is - have a nice trip?  See you next fall.

Over and over this patio had spots where things were not in plane, with both raised and sinking areas, and there were loose pavers everywhere, including the stairs.

And they want to sell this to someone else!

Like I said, this patio/sidewalk/stairs arrangement is an invitation to trip and fall.

Walking along the edges of the patio and stairs to find loose pavers (there were many) I found where some, like in the photo above, had previously been found to be loose.  To "correct" the looseness they tried to glue it back!

How?  By putting a dollop of mortar underneath and literally trying to glue it back down!  Perfect!  Maybe nobody will find that until after the sale and Grandma slips on it and breaks her hip.

And when I heard later that the house had been purchased a couple of months ago by Flipper, "fixed up" and put back on the market, who here thinks I was surprised?

My recommendation:  Flipper is still out there, friendly and flipping, squawking and doing tricks.  Just beware when you buy something he wants to sell!  Get a home inspection!  Home inspectors are judicious and objective.  Home inspectors will give you the straight scoop.  Home inspectors are your  Best Practice every time.

Wow, that's a mess of a patio - the second picture not only has that lip but another loose stone.   Geez.  Nothing is even!

Jay, those flippers do some shoddy work at times, and good thing buyers do inspections to point out the items needing repair.

Jay, when a buyer of mine walks into one of these, I warn them  up front that they will need to have a real good inspection if they want to buy the house

Joan - it is a very good thing buyers do home inspections!

Ed - this same Flipper said he did a radon test, but lost the paperwork.  Alrighty then!   On my test the result came out high... hmmm...

That is definitely a beginner "Do It Yourself" patio. Maybe they thought with all the color changes no one would notice the different heights?!?!?!?

Doubt that will happen Tom.  There were so many other issues with this house I think that patio might slip by!

He saw a program on HGTV, Than!  That's all that he needed to do.  I bet he put in that patio in 1/2 hour too.

Only if you do it right Suzanne.  Double sided duct tape or mint chewing gum (ABC) works far better.
