Could hedge funds be the center of next collapse?

The other day I ran into another Agent working for a hedge fund here in Dallas. He said his fund is new and has $2 billion to invest in homes built after 1985 up to $200,000. Their model is to purchase, fix up, rent and hold, or owner finance. He is not the first hedge fund Agent I have ran across in the past few years. There appears to be many in the market, most hiring young agents to make lots of offers.

I would like to understand the percentage of the market impacted by hedge funds. The ramifications of those investments do not appear to be fully understood or tracked as they do not have any legal reporting requirements to my understanding.

Please chime in. These money professionals follow each other like sheep and could reek havoc in a market turn. Does anyone know how to identify a list of hedge funds investing in residential real estate?
