Many sellers believe it is any easy choice, especially if they do not have a lot of equity in their home, to try to sell by owner without the help of a professional Realtor.
They think this will SAVE them money.
This article and survey shows that a very small percentage of homes actually sell by owner and that the average sales price of a home sold though a Realtor is 230,000., while the typical home sold by owner has an average sales price of 184,000.!
Even if the seller has sold some homes in the past, or even had a successful FSBO (For sale by Owner) sale, they do not have the expertise and resources for great exposure to buyers as a Realtor does, who sells many homes every year and has successfully navigated the many challenges that can arise. Over the past years, Real Estate has become much more complicated, and it is always changing. This is one of the things I love about this business.....I am always learning and finding new ways to help my clients!
There are so many ways, besides just the negotiated price of a home on a sales contract, that a Realtor can help a seller reach a better bottom line.....by carefully preparing the home for sale, correctly pricing and positioning the home in the marketplace, by knowing how to highlight the features of a home in advertising that will appeal to the pool of buyers for a specific home, by negotiating not only the sales contract, but with negotiating and coordinating with all of the parties that are involved in a typical home sale. Realtors DO bring real value and can definitely have a positive effect on the amount in your pocket after a successful closing.
