This is spot on - wish I had written about the 30 Things Zillow and Trulia CAN'T do for Alexandria VA Buyers and Sellers, because the same things apply.  I'll do the next best thing - I'll reblog Christine's excellent post instead of reinventing the wheel.

30 Things Zillow and Trulia Can't do for Northeast Ohio Buyers and Sellers

 

Zillow and Trulia are resource tools for searching or initial information gathering of the home purchase or home selling process.  While Zillow and Trulia can be helpful to the home buyer or home seller, there is a lot they cannot do.  Read our blog post on How to Use Trulia and Zillow When Buying or Selling in Northeast Ohio.

 

What Zillow and Trulia Cannot Do for Northeast Ohio Home Buyers or Home Sellers...

Information Overwhelm for Northeast Ohio Home buyers and sellers

 

  1. They Can't Be Loyal to Just You
  2. They Can't analyze the information
  3. They Can't provide options to help you through the sale or purchase
  4. They Can't help people make good decisions based on the information provided
  5. They Can't ease stress and nerves
  6. They Can't provide local expert advice
  7. They Can't coach you through the process
  8. They Can't guide you to other experts in the related real estate industry to help you where needed
  9. They Can't negotiate the sale or purchase contract on your behalf
  10. They Can't oversee the transaction details
  11. They Can't high five you when you've found the right one or received an offer to purchase
  12. They Can't be with you when signing your closing papers
  13. They Can't sell you a house directly from one of their sites, you can search for homes and maybe even find the house, but you cannot buy it from their site
  14. They Can't answer your call at 10:00 pm at night when you're simply stressed out to the max and just need your agent to talk to
  15. They Can't work with all of the other professionals involved in a transaction on your behalf 
  16. They Can't listen to your story
  17. They Can't problem solve
  18. They Can't do crisis management
  19. They Can't provide guidance in prepping your house for sale
  20. They Can't strategize with you
  21. They Can't vet and review offers
  22. They Can't work through issues that may come up from inspections or appraisals
  23. They Can't help you avoid pitfalls or potential problems
  24. They Can't coordinate appointments
  25. They Can't verify compliance of contract contingencies 
  26. They Can't be your calm in the storm
  27. They Can't answer questions specific to only you
  28. They Can't walk you through the pre closing process
  29. They Can't prepare you for what to expect in your local market
  30. They Can't follow up with your after you have the keys just to check in and make sure everything is okay
