This is an update for Somerset House condos for sale and recent market activity. Statistical information is from our local multiple listing service(mls) as of August 26, 2014.
Somerset House is located at 211 South Wilson Avenue in a convenient Pasadena location. Situated just north of the campus of California Institute of Technology(Caltech), just west of Pasadena City College(PCC), south of famed Colorado Boulevard(route of the annual Tournament of Roses parade) and a short stroll from the South Lake Avenue District where you will find numerous shopping and dining options in a variety of price ranges along with many office buildings.
Somerset House was built in 1965 and consists of 30 single level floor plans ranging from one bedroom/one bath to three bedrooms/three baths and approximate square footages from about 800 to nearly 1500. The professionally managed building which is in process of some landscaping and exterior updates is gated and has an open courtyard feel to it -- no stuffy hallways. Parking is subterranean. There are common laundry facilities although some units have added in-unit washer-dryer connections. Homeowner association fees(HOA) are higher than surrounding complexes but includes electric and gas as well as the typical property insurance(plus earthquake) and water and waste disposal.
There is currently one Somerset House condo for sale. It is a second level one bedroom unit with approximately 811 square feet offered for $299,000. A three bedroom unit is in escrow. There have been no mls-reported sales so far in 2014.
For full year 2013, there was just one mls-reported closed transaction in this typically low turnover Pasadena condo complex. It was also a one bedroom/one bath unit that closed in May of that year for its list price of $300,000.
I believe values are kept lower at Somerset House due to the higher HOA fees(than competing associations). The monthly fee for the unit currently on the market for sale is quoted as $472.00. The fee is based on square footage of the unit. This is not meant to be thought of as a negative -- just a fact of life.
