Why You Should Seriously Consider Putting Your Home On The Market In The Fall Or Winter

I make a lot of phone calls and emails every day to possible home sellers trying to find more sellers that want to sell. Recently I've noticed a trend. It seems like everyone I'm calling indicates that they want to wait and put their home on the market in the Spring. Oh sure this is a typical response for this time of year, but this year is different. 

We've had a very good real estate market this year in Kansas City. Most homeowners have read the newspaper articles in the Kansas City Star or heard the good news on CNN or Fox News that prices are rising and single family homes are selling faster. 

Here's my concern. Homeowners that have been sitting on the sidelines for the last few years are now gearing up to see if they can get their home sold. My fear is that everyone will put their home on the market all at the same time in March, April, and May of 2014. When this happens, there will be a "glut" of homes on the market and prices will drop. It's simple Economics 101, supply and demand.  Yes, demand should continue to rise slowly, but when thousands of eager home sellers put their house up for sale and flood the market, it won't be pretty.

This is why I'm advising all my clients to put their home on the market right now, in the Fall or Winter of 2013. At least put it on the market in January 2014 and don't wait for the Spring rush.  

Right now you can still get a low interest rate of 4.5% and a good price for your home. In the Spring there is an excellent chance that home prices will drop or at least level out with all the competition rushing into the market.  By this Spring interest rates could also be over 5% and continue their upward climb thereby costing on average another $100 to $150 per month on your monthly home payment.
