A Simple Fix For Bad MLS Pictures...

By
Real Estate Broker/Owner with Lazarus Realty

This morning when I was  perusing the price reductions on our MLS I came across a listing ( Fresno MLS# 309338) where the agent had taken one halfway decent shot of the exterior of the home.  Then she (or the office secretary) entered the same picture SIX times.  Sure, this is substandard work and the agent SHOULD do better, but believe me, I would rather look at one halfway decent shot repeated six times than six or ten ALL lousy shots.  BTW - that one shot repeated six time is the ONLY picture provided.

I've seen the same thing - 6 of the exact same photos on a listing and no other photos.  I've never been able to understand the reasoning behind that...

Do you guys have to put 6 pictures in.  In Austin you have to put a pic up in 7 days, if not you get a big fine.

In Missouri, we don't have to put in any pictures.  However, I try to put in as many good pictures as I can.

Jeff, no we dont have to put six pictures in.  To my knowledge NO pictures are required.  I see listings that expire after 6 months and notice they never included a SINGLE picture.

Ouch, must be hard to sell a home if you don't see a picture of it. I am sure your boards listings go to realtor.com so I know people searching would like to see a pic or three.

Coldwell Banker requires us to put in a minimum of 6 pics in order to be placed on Coldwell Banker.com.

My guess is that's what's happening.

Randy,

Why they came up with a 6 pic rule, I don't know, but they should have had a rule against using the same one 6 times! Seems to cheapen the home and probably disappoints the seller. If they have enough of these duplicate photo listings, they may want to revise their rule. Maybe lower the requirement to one photo!

Bob - I'm sure the seller is unaware of how their home is being marketed.  If they only knew....
