Pictures Appeal to a Specific Audience

I just sold a very sweet house about a mile from the beach, in Deerfield Beach, FL that had a contract on it within hours from listing it.  The first deal went south because the buyer wanted a new roof.  Seller knew he wouldn't have to do that because the house is in such a popular neighborhood and was in great shape, including the 11 year old roof.

Days later the house was under contract again.  This buyer as with all the buyers who looked, was a first timer, very attracted to the main photo used in the MLS and the flyers.  The photo was taken through the living/dining room, into the renovated kitchen with a surfboard on the wall. 

I want to take this opportunity to thank Mr. Surfboard for assisting me in this sale.  Whatever it takes, pictures speak volumes for your listings.

Wayne - I agree the picture you used was nice and I am not surprised it did it's job.  Guess the roof must have been good enough for a two year roof certification.  Thanks for the blog.
