Property Management can be annoying....

Frustrating days in property management.   After publicizing and finding a good prospective tenant of the luxury condo my owner told me he didn't want to rent it.  He wants to sell it.  Anyone want to buy a great 2 bedroom condo in Crescent Rim.   Only $425K!    I won't actually have the listing because the builders agent will get it but I could bring the buyer.  

One unit ran so smoothly that the owner is taking over.   My hardest and most important work is to find a great tenant so the rest of my job looks easy.

Plumbing disaster in one of the homes I own.   Sewer backup into the house.  Lots of floor damage.  Very inconvenient to the tenant.  It is a great idea to get renters insurance.  That way if the home you rent has a problem you can be put up in a hotel.   Also my policy does not cover damage to the tenants possessions.  I always recommend it in my lease but not all tenants get the insurance.

Don't sell your property management expertise/talent too cheaply.....have a minimum fee AND a cancellation clause whereby you get $$$ if the contract is cancelled within the first year...

My contracts are for a year.   I think you are right about having a cancellation clause.
